Introduction

SC 401 Square Corporate is the largest shopping center in Florianopolis and in southern Brazil. This development respects nature, has a completely innovative concept, sophisticated from a technological and sustainable point of view. The site where the building is located has more than 154,000 m2, and 70% of the area has been preserved.

The project aimed to offer a space for companies where their employees would have access to banks, restaurants and pharmacies, as well as the convenience of having retail stores without having to leave their workplace.

It is said that the place will soon become a new center of the city, considering that other buildings are being built. SC 401 Square Corporate has three towers whose names have been taken from famous places on the island: Jurerê, Campeche and Lagoa. The work spaces are between 50 and 6,000 m2 and the parking lot has capacity for approximately 1,000 vehicles.

The SC 401 project began with the purchase of the land located next to the SC401 highway, which gives the project its name and which connects the center of Florianópolis with the north of the island. The first part of the installation began in 2016. SC 401 Square Corporate is the first multipurpose complex in southern Brazil. It's not only expandable and optimized in terms of infrastructure, once fully completed it will also become the biggest and most technological business center in the area. Delta Cable, a high value-added distributor, and Smart Homes, a specialist in residential automation, were the companies chosen to discuss and fulfill the technological requirements of SC401 Square Corporate with the developer, CFL. CFL has been operating in the real estate market since 1993 and has a large presence in the states of Rio Grande do Sul and Santa Catarina. The company focuses on highly innovative and quality projects.

“The SC401 Square Corporate project was, in itself, very big, not only in terms of its scope, but also in the sense that it was a totally innovative concept. For this reason, CFL had to seek highly specialized support, particularly in the technological area,” said Ricardo Saldanha, director of CFL.

Challenges

Given that the venture was born seven years before the project formally began, over the years, it was necessary to update and adapt many details (especially the technological ones). In a few years, by the time Delta Cable joined the project, the technology designed for this development had become obsolete.

Delta Cable's business team identified the job, scheduled a meeting with Smart Homes, and began discussing the project. The two companies presented real estate developer CFL with a vision of integrated building management that was completely different from what was expected to be applied to the existing plan and that would provide more benefits. As the technology and concept of combining a retail center with an office complex was completely new, the two companies had to spend time and energy to achieve everything that had been planned.

In addition to implementing more modern technology, the project would include the first C•CURE BMS installation in Latin America. Software House by Johnson Controls' C•CURE BMS solution was chosen to automate all systems installed in the complex. As a building management system, it offered real-time control of peripherals, for example, control of hydraulic and drainage systems, fire prevention, access control, elevator control, and electricity distribution.

Guilherme Angeloni, Director of Engineering for Smart Homes explained that "the biggest challenge presented by this work was to adopt new technology, acquire the necessary knowledge and put it into practice together with several new concepts".

The solution

As part of the original plan, the real estate developers planned to install basic wiring, without integrating fire, surveillance and access control systems. Delta Cable and Smart Homes worked together to better specify the project and improve it.

The new design plan proposed the integration of all systems. Because both Delta Cable and Smart Homes recognized the importance of proactively managing and monitoring visitor and employee access to the building, they chose C•CURE 9000 security and event management system software. “Now with C•CURE 9000 it is possible to monitor and control all the technologies of a building from a single workstation or online”, added Luis Delcampo, Product and Marketing Manager of the Access Control line of Johnson Controls in Latin America.

"Supervision includes the monitoring and control of building automation systems (BAS) for personal and material security, access control and fire detection," he added. C•CURE 9000 is currently used to manage the overall complex as well as common areas, and monitor access control, surveillance and fire alarm systems via TCP/IP. It can also be integrated with other systems, such as elevators and intercoms. With this solution, SC 401 Square Corporate can monitor the technological functions of each building or the entire complex from a workstation, via web access or remotely from a mobile device.


C•CURE BMS software can be fully integrated with C•CURE 9000 and its systems. In addition, C•CURE BMS enables real-time viewing of security situations and enables the central monitoring command center to perform building management functions.

Parking area to the building. Several entrances that must be kept at a high level of security are controlled by card readers. With C•CURE BMS, the automation system locks the garage doors every night at 11:00 p.m. m. At that time, the surveillance system simultaneously checks the area to see if anyone is still in the building or the parking garage system detects someone, security personnel can follow procedures that apply to each situation.

Since the SC 401 Square Corporate project took a pioneering approach to integration, developers have achieved a significant reduction in human intervention and the number of people required to monitor the system.

In addition to the C•CURE 9000 and C•CURE BMS, several other systems were installed and integrated. This includes Simplex fire detection, 160+ cameras, Edge-Core networking products, network video recorders, turnstiles and 90+ card readers.

Real estate developers chose exacqVision VMS for their video management system. The software records audio and video from IP cameras while operators at the central station can monitor live and recorded audio and video.

The entire system was integrated thanks to the use of 40 km of Furukawa fiber optics, which was the basis of the technological installations.

PON LAN technology offers several fundamental advantages to the project. It significantly reduces capital expenditures by offering a simpler structure in all areas of cabling. In addition, it significantly reduces operating expenses, consumes less energy and carries lower operating and maintenance costs.

To meet all of the challenges posed, Delta Cable and Smart Homes not only worked closely together, but also contracted with manufacturers that responded to each of CFL's demands.

"Now that the project has been completed, we have acquired enough expertise to apply the new technology to other projects. It has been quite satisfying to see the final design and that our client was very satisfied. Incorporating such innovative technology, we had to learn everything from the beginning," Angeloni explained.

“We are very happy with the outcome of this project,” added Saldanha. “The end result is that SC401 Square Corporate is the first project with this level of integration in Latin America.”

The future

SC401 Square Corporate's network infrastructure and installed systems have the ability to expand in the future. In the coming years, it is estimated that the complex will add redundancies and increase access control to be applied in other areas of real estate development.

Full building automation and integration is applied to all common areas of the complex, while each company that leases space there has the option to add those capabilities to their offices.
