Oikos Infinitum is a recently completed urban renewal project for commercial and residential tenants located in the town of Chapinero in Bogotá, Colombia. The project consists of two apartment towers with two exclusive floors for commercial use. The first residential tower has 29 floors and 211 apartments, while the second tower has 24 floors and 156 apartments. The commercial section of the project includes 53 spaces for a wide variety of businesses, including supermarkets, restaurants and retail stores. In addition, it has four floors of parking available for the public, guests and residents. The Oikos Infinitum project is among the TransMilenio public transport system and there are future plans to start up the Metro station.

Introduction

The Oikos Infinitum urban renewal project is part of a series of modern mixed-use projects that have been built in the Colombian capital over the last three years. This particular project combines residential and commercial uses in an environment designed for the residents of the complex and people who come from nearby areas. With a food court open to the public, a terrace, a hotel-like lobby to access the apartments, and a large meeting room, the complex required a cost-effective security solution that would also optimize human resources.

For the construction and management company, Grupo Empresarial Oikos, security and crime prevention were a priority, since the residential area and the commercial area coexist in the same building. The construction of multi-use properties – increasingly popular – means that public spaces, such as retail stores, remain open to the public while ensuring the safety of residential areas at all times.

For this reason, the property managers evaluated the benefits of implementing an integrated Oikos Infinitum Image Placeholder security system and personal protection. Since it is easy and inexpensive to integrate the system with fire detection, intrusion, access control and surveillance systems, the property managers decided to reap the benefits of purchasing a complete suite of Johnson Controls security solutions from the following portfolios : Simplex, DSC, exacq Technologies, Kantech, and Illustra.

All of these solutions work as an integrated system, sharing information and improving the user experience.

Challenges

One challenge faced by the integrator Global Network Systems (GNS), was to ensure that the client was aware that, despite being a primarily residential project, it would require a robust infrastructure by also including commercial space. The Oikos Business Group commissioned the design, installation of the security system and access control to the company Global Network Systems.

Manuel Andrés Moreno, Project Director of GNS, the company that designed and integrated the project, said: “Our goal was to use a proactive system that generates valuable information to manage the infrastructure. In turn, this approach minimizes shift operator decision making and improves safety throughout the complex.”

The solution

With a long history in design and installation, Global Network Systems selected Johnson Controls products and solutions to enhance the capacity of the security and personal protection system in the building.

The installation work took two years: it began in September 2018 and, in total, the skills of more than 35 technicians were required to develop the total solution. These technicians were in charge of laying the pipes, wiring, installing each of the systems, and programming all the devices. A team of six experts then designed the integrated solution. In this way the solutions were implemented:

Vehicle access control

Vehicle access control is managed at three control points: the main entrance, the basement entrance, and the entrance to the parking lots on the third and fourth floors. Each space has one-way access to a separate entrance and exit. Residents can choose from a rounded entry/exit proximity badge, an XSF/26-bit sticker, an EntraPass badge via the Go Pass mobile app for smartphones, an XSF plastic badge, or an XSF key entry.

Guests are announced at the residential reception via SIP intercom. The security guard then confirms the authorization and opens the door using a wireless button on the system. The visitor parking, located in the commercial area, uses an automatic system that generates a card receipt that is issued when the vehicle enters and a verifier at the exit of the parking lot.

Pedestrian access control

For pedestrian access, residents can use the same options as for vehicular access since the two tools work for both controls. In this way, residents can access the reception, the elevators and the gym, as well as the access door between the commercial corridor and the reception area.

Guests are announced directly from the concierge console through the direct dial system, the resident authorizes entry and can open the door remotely. A guard at the reception registers the guest and then assigns a card for entry to the residential floors from the elevator. The intrusion system is a hybrid, wired and wireless solution that ensures security through door open/door closed reporting. In the monitoring command center is the alarm panel, which has a keypad and a siren.

Surveillance

The surveillance system is completely IP, monitoring is done from a command center and is supervised by a security guard who is located at the reception. The system includes an exacqVision network video recorder with 20TB of storage, around 58 video outputs with PoE. In addition, 35 Illustra 5 MP fisheye cameras were installed in the parking lots, the basement, the reception, the elevators, the terraces, the commercial areas and the common areas of the residential towers. One of the benefits of using exacqVision is that it has an open IP video platform that supports over 4,000 IP camera models plus the ONVIF standard, so you can harden your system with virtually no limits.

Fire detection system

Global Network Systems was also responsible for the installation of the early fire detection system. The Simplex 4100ES panel is an intelligent addressable system that issues an evacuation notification by voice and provides a loop of independent devices between the commercial area and the residential area. It also features a master panel for the south tower and platform, as well as a slave panel for the north tower.

The early fire detection system is integrated with residential and commercial elevators, in addition, it is equipped with access control and automatic doors that unlock in case of activation of the evacuation alarm. The photoelectric and thermal smoke sensors were installed in the reception area, the electrical distribution room, the emergency plants, the technical and security control rooms, the garbage rooms, the pumping equipment area, the substation , the elevators of the north and south residential towers and the machine room. There are also manual speaker stations with strobe light at the automatic door exits in the residential and commercial areas, as well as the elevators on the North and South tower parking floors.

Subsystems

The support subsystems installed by Global Network Systems, is structured with four cable centers linked to the security control room by means of certified OM3 multimode optical fiber for the transmission of IP video, data, access control and other special equipment.

The subsystem provides regulated electrical power to all security and control system devices, including cameras, access system controllers, fire panels, and monitoring equipment. Each integrated system has an uninterruptible power supply. Luis Aurelio Díaz, General Manager of the Oikos Business Group, stated: “We are very satisfied with the result of the design and installation. The robustness of the system, the stability and the potential use that can be given to it when the movement in the commercial area intensifies and the occupation of all the housing units ends, will allow us to guarantee an efficient and proactive administration of the property and security. ”.

The future

The Oikos Group Company is contemplating the possibility of expanding the surveillance system by installing cameras in the 45 residential floors to complement the system. In addition, it intends to monitor the 113 fire doors of the residential flats and the doors of the terraces and roofs. Another future possibility is to optimize automated security processes in order to reduce the workload of security personnel.
